About Land Buyers Alliance 4 questions
Land Buyers Alliance is a U.S.-based vacant land buying company headquartered in Sarasota, Florida. We purchase land directly from property owners — no agents, no commissions, no listings. Founded by Mike Ferreira, who has been buying land directly from owners since 2015, the company operates in Florida and all 50 states.
We specialize exclusively in vacant land — rural acreage, residential lots, inherited parcels, unwanted property, and land with little or no market activity. We have a particular focus on land zoned for mobile homes, manufactured homes, and tiny homes, given our strong relationships with dealers and builders in those sectors.
No. Land Buyers Alliance is a direct land buyer — not a real estate agent, broker, or listing service. We do not list properties on the MLS, charge commissions, or act as a middleman between buyers and sellers in the traditional sense. When we make an offer, we are the buyer.
We are headquartered in Sarasota, Florida and do the most business across Florida. However, we purchase vacant land and work with buyers in all 50 U.S. states. Wherever your land is located, we can typically evaluate it and make an offer.
Selling Vacant Land for Cash 9 questions
The fastest way to sell vacant land is to sell directly to a cash buyer like Land Buyers Alliance — no listings, no showings, no bank financing required. Submit your property details, receive a written cash offer within 24–72 hours, and close within 30 days. Compare that to a traditional listing, which can take 6–24+ months for vacant land even after multiple price reductions.
Most sellers receive a written cash offer within 24 to 72 hours of providing basic property information. We research the parcel using public records, county data, and market comparables — all at our expense — and deliver a straightforward offer with no confusing terms.
None. There are no real estate commissions, listing fees, closing costs charged to the seller, or any hidden deductions. The price in your offer is the amount you receive at closing. We cover all standard closing costs.
No. All offers are completely free and carry zero obligation. You can accept, decline, counter, or simply take more time — your choice entirely. We will never pressure you toward a decision.
We purchase almost any type of vacant land in any condition, including: mobile and manufactured home lots, land zoned for tiny homes, residential lots, rural acreage, recreational land, inherited property, agricultural tracts, and parcels with little or no current market activity. If you're unsure whether your land qualifies, reach out — we'll give you an honest answer within 24–48 hours.
Yes. Delinquent property taxes are more common than most people think and are not automatically a dealbreaker. In most cases, outstanding taxes are resolved through the title process at closing — often from the sale proceeds — so you don't have to pay them out of pocket beforehand. Let us know the situation upfront and we'll work through it with you.
Yes. Existing liens or loan balances are reviewed during the title process and resolved at closing whenever possible. The title company handles the payoff coordination. Disclose any known encumbrances when you reach out so we can factor them into our review from the start.
No. We buy land entirely as-is in its current condition. No surveys, no clearing, no grading, no cleanup, and no improvements are required from you. The land can be overgrown, landlocked, or problem-ridden — submit it and let us evaluate it.
Cash offers are typically below full retail list price — that's the honest answer, and we don't hide it. The tradeoff is speed, certainty, zero fees, and no risk of the deal falling through. When you subtract a 10%+ agent commission, seller-paid closing costs, months of property taxes during a long listing period, and the real possibility of price reductions, many sellers net as much or more through a direct cash sale — and get there in weeks rather than months.
Buying Wholesale Land 5 questions
We offer discounted vacant land sourced directly from motivated sellers — rural acreage, residential and infill lots, mobile and manufactured home sites, agricultural tracts, and recreational parcels. Properties are typically available below market value in Florida and nationwide, with room for profit built in for builders, dealers, and investors.
Yes. Properties are acquired directly from motivated sellers through our buying process and offered to qualified buyers below retail market value. Our small assignment fee is built into the deal structure — there are no separate charges to buyers for joining the network or receiving deal alerts.
Each deal comes with available information including parcel number, county location, lot size, road access notes, zoning overview, basic comparable sales, and photos or drone shots where available. We encourage all buyers to conduct their own independent due diligence — surveys, title searches, feasibility studies — before closing on any parcel.
Our buyer network includes home builders, manufactured and mobile home dealers, tiny home builders and dealers, land investors, buy-and-hold investors, and developers. If you acquire vacant land for any productive purpose — building, dealing, developing, or investing — you likely belong in our network.
Contact us to join our buyer network — it's free and there's no obligation to purchase. Tell us your buying criteria (preferred states, acreage range, price range, zoning interests) and we'll alert you when something matching your specs comes in, via phone, email, or text — whichever you prefer.
Process & Closing 4 questions
All transactions are completed through licensed U.S. title companies or real estate attorneys. The title company performs a full title search, clears any encumbrances, coordinates document signing, and handles the transfer of funds. In most cases the entire process — including signing — can be completed remotely from your home. You never have to travel or meet anyone in person.
Most transactions close within 30 days of an accepted offer, depending on title review completion and county recording times. Faster closings are often possible. We're also flexible if you need more time — the timeline is designed to work around your situation, not ours.
We use both assignment of contract and double closing depending on the deal and the state it's in. With an assignment, we transfer our purchase contract to the buyer directly. With a double close, we purchase the property first and immediately resell it to the buyer in a back-to-back transaction. We'll explain the structure of each specific deal clearly before you commit to anything.
The more context you give us, the faster we can help. For sellers: property address or parcel ID, approximate acreage, state and county, and anything you know about the land (zoning, access, taxes owed). For buyers: preferred states, acreage range, price range, and zoning interests. For general questions: just ask — there's no wrong way to reach out and we respond to everything within one business day.
